High quality data and lower risks

roof inspection for a small hotel

Faster, Safer and at Lower Cost

Managing a property portfolio across the North West means constantly balancing inspection obligations, maintenance budgets and the practical challenges of accessing roofs, high facades and hard-to-reach structures safely. Traditional inspection methods — scaffolding, cherry pickers, rope access — are expensive, slow to mobilise and disruptive to tenants and operations.

Drone inspections remove those obstacles entirely. Image Surveys deploys rapidly across Merseyside, Lancashire, Cheshire and Cumbria to deliver detailed aerial condition data within hours of instruction — with no scaffolding, no access equipment and no disruption to the people using your buildings.

Our outputs are clear, shareable, actionable and presented in formats that work for facilities managers, building surveyors, insurance assessors and maintenance contractors alike. Whether you manage a single commercial building, a portfolio of social housing, a business park or a multi-site industrial estate, we provide the inspection data you need to make informed decisions and plan maintenance expenditure with confidence.

benefits to you of Drone property Inspections

drone based building inspection

No Scaffolding — No Downtime Erecting scaffolding around an occupied commercial building or residential block takes days, costs thousands and disrupts tenants, car parks and access routes. Our drones inspect the same roofs, facades, gutters and parapets in hours, with no physical footprint on your site and no interruption to occupants. For routine planned inspections, this alone makes drone surveys significantly more cost-effective than traditional access methods.

Early Defect Detection Saves Money The most expensive building repairs are those that were not caught early enough. High-resolution drone imagery identifies cracked masonry, failed pointing, blocked gutters, damaged flashing, water ingress staining, corroded fixings and roof membrane deterioration long before problems escalate into structural damage or interior water ingress. An annual drone inspection programme typically saves property managers multiples of its cost in avoided reactive maintenance.

Portfolio-Wide Condition Surveys For property managers responsible for multiple buildings, drone surveys make systematic condition assessments across an entire portfolio practical and affordable. We can survey multiple sites in a single day, producing consistent, comparable condition reports that give you an accurate overview of your entire estate and support planned preventative maintenance scheduling and capital expenditure planning.

Sub-5cm Accuracy Mapping & 3D Modelling Using satellite-referenced GPS and ground control points, our drone surveys achieve sub-5cm ( and as low as sub 2cm based on local conditions) positional accuracy — survey grade data suitable for planning applications, refurbishment projects, insurance schedules and asset register updates. We produce 2D orthomosaic maps, 3D building models and detailed elevation drawings that give your surveyors and contractors an accurate picture of the structure before any works begin.

Insurance Claims & Dilapidations Evidence Comprehensive drone survey reports with timestamped, georeferenced imagery provide clear, defensible evidence for insurance claims, dilapidations negotiations and lease end disputes. Our reports are produced to professional standards and are regularly used by loss adjusters, solicitors and building surveyors in formal proceedings.

24/7 Emergency Callout Storm damage, fire damage, flooding, vehicle impact — structural incidents can happen at any time. Image Surveys operates a 24/7 emergency drone callout service across Merseyside, Lancashire and Cheshire, deploying rapidly to assess damage safely, produce condition reports and provide the visual evidence your insurer, contractor and occupants need to act quickly. Call 0800 999 1295 at any time of day or night.

Health & Safety Compliance Sending maintenance staff or contractors onto roofs and high-level structures carries significant H&S obligations and risk. Drone inspections dramatically reduce the need for working at height, eliminating the associated risk assessments, method statements, permits to work and insurance implications.

We manage all CAA flight planning and risk assessments as part of the service. we take the risk for you!

common FAQs for property work

How quickly can you carry out a drone building inspection? For most commercial or residential properties, we can mobilise within 24–48 hours of instruction for planned work subject to the weather. In city centres, or near airports, military bases and prisons we may need other permissions and this can slow down project times but we can normally let you know if there  will be issues as soon as we have the property address.

Emergency callouts are responded to as quickly as possible, day or night. Call 0800 999 1295 for urgent requests.

How accurate are your drone surveys? Using satellite-referenced GPS and ground control points, we achieve sub-5cm positional accuracy on mapping and measured surveys. (Often lower)

Standard inspection imagery is captured at resolutions that allow individual brick and mortar joints to be clearly assessed.

What does a drone inspection report include? Our standard property inspection reports include an executive summary, annotated aerial photographs identifying all defects and can be shared with your professional surveyors, builders and architects as needed. we can supply full 3d  models if required. It will depend on what you need o we will ask you when you first call so we can give the best outcome.

Can you inspect occupied buildings without disturbing tenants? Yes, we can. Drone inspections cause minimal disruption compared to scaffolding or access equipment. We carry out all flight operations from outside the building perimeter where possible, meaning tenants rarely need to be notified unless the flight path involves airspace directly above occupied areas, in which case we advise accordingly.

Can drone surveys be used as evidence for insurance claims? Yes. Our timestamped, georeferenced reports and imagery are regularly used to support insurance claims, loss adjuster assessments and dilapidations negotiations. We can produce reports specifically structured to meet insurer requirements.

How much does a drone building inspection cost? Cost depends on the size and complexity of the property. We provide fixed-price quotes before any work begins. Call 0800 999 1295 or email contact@imagesurveys.com for a free no-obligation quote.
